Design alternatives
Consider alternative designs. The design and build process provides you with a bit of flexibility when it comes to construction methods and materials. Our architectural team will identify important design considerations and our building team can then price those alternatives. The process is about offering advice and providing ideas, and it’s about you having plenty of opportunity to provide input and feedback throughout.
An architectural design and build approach means you are aware of the cost implications of each design decision. Once the scope of the project is finalised, we can clearly define and control the total costs of the project, and keep you informed.
Builders and architects working together are much better able to create more accurate cost breakdowns early in the project, before significant emotional and financial investment is made. And that means you and the project team all arrive at the final working costs together.

The ins and outs of architectural design and build
How it works: you’ll initially meet with Dan and the team at DBS at your site to discuss your project. We’ll establish what you are hoping to achieve, what your budget is and advise on considerations and decisions that you’ll need to make. We will also advise on site implications, the council planning rules, design stages, external consultants and the council submission process.
The stages of design include preliminary concept design with our architectural team, and an initial pricing guide before we move on to final concept design, pricing, resource consent application costs and building consent application costs.
Your point of contact throughout will be with one of our experienced project managers. Communication is the key to any successful project so they will organise weekly site visits with you and take care of the paperwork, while ensuring our building team can get on and do what they’re best at: building beautiful architectural new homes across Auckland.
